By registering with www.EQPropertyHub.lk, you become a service user (also referred to as member, user, property owner, or agent) and agree to be legally bound by the following Terms & Conditions. If you do not agree to these Terms & Conditions, you must not register or use the services offered by EQPropertyHub.lk.

1. Acceptance of Terms

By accessing or using EQPropertyHub.lk, you acknowledge that:

• You understand these Terms & Conditions.
• You agree to comply with all rules, policies, and guidelines published by EQPropertyHub.lk.
• These Terms form a binding agreement between you and EQPropertyHub.lk.

2. Membership Fees & Payments

• All paid membership fees, listing fees, promoted ad payments, and subscription charges are non-refundable under any circumstances.
• Once a payment is made, the user is not entitled to claim refunds, partial refunds, chargebacks, reversals, or compensation.
• EQPropertyHub.lk does not guarantee responses, buyer interest, tenant inquiries, or successful property transactions.

3. Account Ownership & Non-Transferability

• Each account is intended for one individual or one registered business entity.
• Membership accounts cannot be transferred, shared, or sold to any third party.
• Users are responsible for maintaining the confidentiality of their login credentials.

4. Service Provision & Termination

Both the user and EQPropertyHub.lk may terminate the account for valid reasons.

EQPropertyHub.lk reserves the right to immediately suspend or terminate a user’s access without prior notice if:

• The user breaches these Terms,
• Submits false or misleading information,
• Uploads illegal or harmful content,
• Misuses the platform in any way.

Upon termination, all fees paid remain non-refundable as stated in Section 2.

5. Changes to Terms & Service

• EQPropertyHub.lk reserves the right to modify, update, or change these Terms & Conditions at any time.
• Users will be notified of major changes via email or a website announcement.
• Continued use of the platform after changes indicates acceptance of the revised terms.

6. Limitation of Liability

EQPropertyHub.lk is not liable for:

• Loss of money, property, data, opportunities, rental income, sales, or business
• Indirect, incidental, special, exemplary, or punitive damages
• Disputes between property owners, agents, tenants, buyers, or any third parties
• Any consequences resulting from platform downtime, technical issues, or maintenance

7. User Responsibilities

Users understand and accept that:

• EQPropertyHub.lk is only a platform to advertise property listings and connect interested parties.
• EQPropertyHub.lk does not verify:
• Ownership of the property
• The accuracy of listed details
• Financial capability of buyers/tenants
• Identity or authenticity of users
• It is the user’s complete responsibility to:
• Verify all parties involved
• Conduct necessary background checks
• Handle negotiations and agreements independently

EQPropertyHub.lk is not responsible for disputes, fraud, misrepresentation, or unsuccessful deals between any parties.

8. No Guarantees or Warranties

• EQPropertyHub.lk does not provide any guarantee or warranty about:
• The number of inquiries a listing will receive
• The time required to rent, sell, or lease a property
• The behaviour, honesty, or reliability of any platform user
• All services are provided on an “as is” and “as available” basis.

9. Prohibited Use

The following activities are strictly prohibited:

• Registering accounts for competing real estate services, brokers, or property marketplaces
• Uploading fraudulent property listings
• Misuse of the platform for illegal or unethical activities
• Using automated tools, scraping, or unauthorized bots
• Acting as a middle-man or agent without properly identifying yourself

If such behavior is detected:

• The account will be immediately terminated
• No refund will be issued
• EQPropertyHub.lk reserves the right to pursue legal action

10. Intellectual Property

All content on EQPropertyHub.lk including website design, text, graphics, logos, and system architecture is the intellectual property of EQPropertyHub.lk.

Users are prohibited from copying, reproducing, or distributing website content without written permission.
